The Plan
The proposal builds on the four structuring moves presented in the 2009 plan, and adapts these to consider the changing nature of Yonge & Eglinton
while responding to existing and planned future needs for the site.

Key Components
The master plan envisions a full-scale transformation of the site serving as a centre-piece at Yonge & Eglinton.
Yonge-Eglinton Plaza
The new plaza at the Yonge and Eglinton intersection would be the largest of the four plaza spaces, anchored to the south by a new covered outdoor area designed to mitigate grade transitions and provide access to the site’s open spaces.
Eglinton Avenue West
Concourse Pedestrian Connections
Underground connections will be maintained and improved to facilitate easy, comfortable and direct connections between the LRT, subway and bus terminal.
Offices
Office uses line the north edge of the Central Community Green and stretch out to the Yonge and Eglinton intersection.
Transit Access
A new mid-block transit entrance is proposed to provide improved accessible entrance towards the centre of the site. A second entrance is also proposed at the corner of Yonge Street and Eglinton Avenue providing a connection down to the concourse level, subway and LRT services.

Central
Community Green
A large outdoor amenity space built atop the new TTC bus terminal, designed to be flexible, programmable, and capable of hosting community events. The space connects to the intersection of Yonge and Eglinton through the Yonge-Eglinton Plaza.

Covered Outdoor Area
Located on top of the mid-block TTC entrance, the Covered Outdoor Area will help to mark the entrance to the station and vertical connections between the Central Community Green and Yonge Street below, supporting the programming of the Central Community Green and Yonge-Eglinton Plaza.
Yonge Street
Building upon the planned streetscape improvements from the Crosstown project and contributing to the development of the Yonge Street Squares, the street will be animated with vibrant new open spaces, an improved station entrance, a high-quality streetscape design, and ground floor retail uses. Where possible, street trees will be incorporated.
Mid-Block Open Space
A large green space at the centre of the site that establishes an important street-level promenade connecting Yonge Street and Duplex Avenue. The Mid-Block Open Space introduces several playful landscape elements to mitigate the grade changes across the site and is anchored by a community use space, and further animated by retail uses.
Indoor Community Space
An indoor community space will be located in the centre of the site, fronting the Mid-Block Open Space. Situated at the nexus of several important pedestrian connections, it will provide an anchoring point for the central open spaces.
Parkland Dedication
A public neighbourhood park is proposed along Duplex Avenue, proviging a quieter open space, supporting an appropriate transition between the Proposed Development and surrounding neighbourhoods and offering an amenity for new and existing residents.
Berwick Parkette
Located towards the south of the site, the parkette will serve as a gateway to the Site from Berwick Avenue.
Residential Courtyard
The courtyard located on the south half of the site is conceived as a flexible space that acts as an extension of adjacent open spaces. It will contain a private residential loop which will support pick-up and drop-offs for the residential towers and has the flexibility to transforms into a plaza space for community gathering.
Private Residential Mews
The Private Residential Mews will be designed as a woonerf or “living street” that links the Residential Courtyard to the Proposed Parkland Dedication.
